At C&CC, we are more than used to reviewing build contracts or proposals and plans for clients developments.
Often the schemes we’re asked to review are not designed considering the eventual buyers needs or perhaps they’re the outcome of an inadequate design brief issued to the project architects.
A common problem is seeking to maximise the number of units on a site or in an apartment block at all costs might theoretically show you an enhanced return on paper but is likely to elongate the planning process and sales period and restrict your sales market too.
We’re experienced in offering advice and setting suitable planning strategies for a wide range of projects. With the agreement of clients, we’ll often seek land and package offers for a landowner or developer based on the mix of homes we know would be most appealing to a potential buyer and typically via a couple of alternatives.
Often that’ll be the difference between getting some engagement and offers returned to consider or a potential purchaser not showing any interest in the scheme.
Understanding the market that the homes will be sold into is obviously extremely important. Get the specification right for the area and price points and the homes should sell well. Over specify and you’ll spend money unnecessarily that isn’t recouped through sales income or under specify the key elements of a development and it’ll not sell quickly or be compared unfavourably against other competing development locally.
